What the snapshot covers:
– A rough estimate of your home’s value and what you still owe (if anything)
– What you’re currently paying each month (mortgage, taxes, insurance, HOA)
– What you’d like your next monthly housing number to feel like
– Notes on must‑have features, location priorities, and any health/mobility needs
– Space for initial questions about taxes (Prop 19), financing, or HECM for purchase
